Mill Drove, Bourne
The Site
Taylor Wimpey’s site is located to the north of Mill Drove, Bourne, bounded by agricultural fields to the south, north and east and areas of existing housing to the west. Currently, the land is used for agriculture and is accessed from Meadow Drove.
The historic Car Dyke watercourse runs along the west of the field, separating the site from the established residential development to the west.
Vehicular access to the site would be provided directly from Mill Drove, while enhanced pedestrian and cycle routes are proposed, creating a link between the site and the rest of Bourne.
The site’s strategic location benefits from close proximity to local schools and amenities, providing easy access by foot and making it a logical and sustainable location for a residential extension to Bourne.
The Case for new Homes
All Local Authorities in England are expected to allocate land to deliver enough homes to meet the needs of residents and safeguard land for future development. In December 2024, the National Government introduced a new method for calculating how many homes a Local Authority needs to supply. This increased South Kesteven’s target by 33% to 886 homes per year.
South Kesteven District Council is currently unable to demonstrate sufficient ‘housing land supply’, which is why they are reviewing their Local Plan, which sets out land suitable for development to meet local needs.
Within South Kesteven’s emerging Local Plan, our site north of Mill Drove is designated as a housing allocation with capacity for approximately 326 homes. This identifies that the Local Authority see the site as a suitable location for development.
To support the emerging Local Plan and help to meet the identified need for new housing, we are bringing forward our proposals to provide high-quality, sustainable homes in Bourne.
