Taylor Wimpey is seeking to create a sustainable development that addresses South Kesteven District’s housing needs while seamlessly integrating with the existing community.
Our proposals include:
Up to 326 high-quality homes.
New outdoor community spaces for residents.
Provision of 30% affordable homes, helping local people to get on the housing ladder and supporting South Kesteven District Council to deliver exemplary affordable housing in the District.
A range of housing types and tenures, tailored to the needs of Bourne’s community.
A Biodiversity Net Gain of at least 10% delivered through habitat enhancements and ecosystem restoration.
New and enhanced pedestrian routes, linking the new development with the wider Bourne community, including enhancement to the Car Dyke corridor.

The Masterplan
Our emerging Masterplan has been designed taking consideration of the landscape features of the site, including existing boundaries and vegetation.
The whole of the northern portion of the site has been identified for open space, including a community garden and play area.
The Car Dyke running to the east of the site will be enhanced with new planting which will also screen views and reduce visual impact.
Core circular spine road and road improvements alongside traffic calming measures.
Inclusion of SUDS, protection of the tree line across Mill Drove, landscaping and green infrastructure and generous outdoor community spaces.
During the design of the masterplan, care has been taken to blend the development with the current natural features of the site and to create new biodiverse habitats for local wildlife.
Existing large trees will be retained and protected wherever possible during construction to maintain the natural character of the site’s vegetation and break up sightlines into the development.
